Fees: Unless otherwise agreed, sellers signing a 0% agreement will not be liable to pay remuneration to us in relation to the sale of their property except as noted below;
Special Provisions
i: In some circumstances Choices may introduce a buyer & negotiate an acceptable offer where the buyer requests Choices adds the buyer’s fee to the agreed price of the property. In such cases the Seller(s) agree to instruct their Solicitor to pay the amount of the buyer’s fee so added to Choices upon completion of the sale.
ii: If for any reason a buyer refuses to pay Choices fee but wants to view your property or make an offer we will contact you and try to agree another fee arrangement with you.
Good Faith:
The seller agrees that all negotiations conducted with buyers Choices introduce will be conducted by us and that if a buyer introduced by us approaches the seller direct, or through another agent, with an offer, that they will not accept the offer but refer the buyer back to us.
The 0% agreement is on a sole agency basis which means for its agreed duration Choices will be the only agent instructed to sell the property. If for any reason another agent is instructed during our sole agency term, the seller will become liable to pay remuneration to us, of 2.4% of the sale price of the property inclusive of VAT in addition to any other costs or charges agreed, if at any time unconditional contracts for the sale of the property are exchanged with a purchaser introduced by us during the period of our sole agency or with whom we had negotiations about the property during that period; or with a purchaser introduced by another agent during that period.
