I have been a customer of Choices for quite a number of years, and during that time have made a number of purchases of properties that were either distressed or being sold by distressed sellers. Utilising the services of Choices provides me with an accurate valuation of the property, a genuine negotiated discount which provides immediate equity to support any loan application. I have not had a single instance where any bank appointed valuer has downrated the valuation provided by Choices. This provides an excellent base to help inform sound decision making and mitigates some of the price volatility normally associated with acquisitions. Coupled with this they provide well informed and independant advice on Gross development values. Given the current market dynamics credible independent advice is fundamental to decision making and making a profit. The fact that I return time and time again reflects the confidence I have in Choices as an independent professional service.

We have known about Choices since 2007. We attended a seminar about the services they offer, and since this point in time have purchased two properties through them. The first property was in 2007, the second was in 2009. Both properties were buy to let and have been successfully rented out.

We have found Choices to be helpful and polite. The work that is necessary to conclude the purchase has been minimised. Choices offers a designated solicitor and finance company if you wish to use them. For us, this has cut down time we need to give. With the first purchase Choices was able to suggest a management agent, whom we are continue to use for the second property. The management agent is a godsend. Monitoring the property, arranging for neccessary repairs. All in all this makes the package presented by Choices a very good arrangement.

The bottom line is the finance. The first property was valued for mortgage purposes at £183,500, we purchased at £155,975. The second property was valued at £140,000, we purchased at £115,000. Both are long term investments. However the first property after two years is showing a healthly rental return!

With the first purchase Choices gave us the confidence to start to develop a property portfolio. We currently have the property we live in, two rental properties and potentially a third purchase in another two years.

With Martin - my personal advisor - assisting, I have bought 1 distress sale in Doncaster which was a SARB with a 10%+ rental yield. He has since helped me to reserve another BTL in Doncaster with between a 8-9% rental yield, which should exchange in a week or so. I have made a profit from buying them and receive a passive income because of the high rental yields I have achieved. Hopefully I will be able to buy more soon!

I joined Choices just a week ago and following a detailed discussion with Martin Logan about the type of property I was looking for I received within a couple of days a number of potential candidates.

I am pleased to say that one in particular appeared to fit my criteria well and an on-site visit was immediately arranged to suit me. I am delighted to say that this property turned out to be exactly what I was looking for. Indeed it more than fulfilled my expectations and I made an offer the same day which I am pleased to say was accepted by the vendor within 48 hours.

I must confess to having been somewhat sceptical that Choices would be able to deliver - but you will appreciate that I am now both a convert and satisfied customer. What is more the courtesy, efficiency and quality of service provided has been exemplary.
