Landlords told to consider 'replaceability' when furnishing a property
As tenants become more discerning about the properties they are renting out and the rental market becomes more competitive, experts are advising landlords to take care when decorating their properties. The Residential Landlords Association has told buy-to-let investors that good presentation is a key factor when renting the property. Landlords have been informed however that they should take care not to fit out the property to their style and that they should remember to treat it like a business. Alan Ward, a director of the Residential Landlords Association, advised that tenants are looking for "clean fresh decorations in neutral colours. Tenants dont want second-hand mixed-style furniture. Don't do a Llewellyn-Bowen or fit it out like your second home its a business package, not a showplace." Mr Ward also suggested landlords chose furniture that is durable but reminded them that picking items which can be easily replaced is also good as "replaceability will spruce up a property for re-letting". According to the Residential Rental Price Index (RRPI), the average price for a rental property increased marginally in April 2008 to £631 up from £608 in February.
