Everyone would like to buy as low as possible but how do you do it? As well as combing the local estate agents and private sales, itself a time consuming task, property auctions, once the preserve of the professional property dealer, are also an obvious source of potential bargains. But if you lack the time to do the research and the experience to make the right decisions then you won't benefit from this potentially attractive market which is where we come in.
Choices Acquisition Service aims to assist would be investors in property to realize their ambitions, whether those ambitions be to build a lettings property portfolio, find the ideal project to renovate and live in forever, or just to buy, develop and sell on for a profit.
How we work for you
There are two separate components to our regular subscriber service, both of which have equal value. The first is the provision of information; the second is the provision of expertise. In addition we offer subscribers a pro-active search and recommendation service at our discretion, or if you require your own personal investment advisor to search and recommend on a dedicated basis you can upgrade your subscription to that of retained client.
As far as providing information is concerned, as well as local estate agents, there are a variety of ways in which we come across buying opportunities. For example, by using our contacts with reputable builders we can sometimes offer investors the chance to buy off plan before the general public is informed. Also, because of our presence in the market we are sometimes approached direct by property owners who know that if we introduce a buyer they will avoid estate agency fees.
In addition to the above, we obtain information about all impending property auctions in the UK. By sifting through this information we create a database of local properties coming up for auction together with guide prices and viewing dates.
However, even if you find property without our help, our expertise can still be a vital asset. We can help you objectively assess the property relative to your aims and if it matches up, we can help you work out what you are prepared to pay. We can also add credibility to your offer by approaching the agent on your behalf, agents are looking for serious buyers and by instructing us you will automatically qualify. Using our negotiating skills and experience we will then endeavor to secure the property at the lowest price. After the purchase has been concluded, if appropriate, we will advise you on how to best prepare the property for let. When the property is ready we will help you choose a qualified letting agent and negotiate favorable terms on your behalf.

Level one service - Information and general advice
Our property introduction service involves us sending you a regular update of available properties and providing you with generic advice about how to proceed. This means advising you about how best to finance your purchase and the precautions you need to take. If you are buying at auction we advise you on how to prepare for the auction and provide tips on bidding etc. In effect we are providing you with the support and expertise you need to proceed with confidence.
Under level one we will not however get involved with making specific recommendations or in negotiations on any particular property. Level one service is available to all subscribers and is included within your membership fee and monthly service charge.
Level two service -advice and negotiation
Once you have found a property, level two service is aimed at helping you to acquire it. Under level two we will give specific advice and where required negotiate on your behalf with the owner or estate agent. If you are buying at auction, we will if appropriate approach the auctioneer prior to the auction taking place and if required, attend the auction to support you, or even bid on your behalf.
Pro-Active Search and selection
In addition to these standard levels of service we may also, at our discretion, actively search for properties on your behalf.
Retained Client Service
Retained clients are allocated their own personal advisor who works closely with them in order to achieve their goals, full details of this service which is an upgrade from our basic subscription are available on request.
Fees
For Level one service, there is a one off membership fee of £250+vat plus a monthly service charge of £5+vat. The service charge is collected monthly from your credit card and may be increased from time to time at our discretion. You will be advised in advance of any such increases.
If you go on to buy a property under our level two service we charge a fee of 2% plus vat of the successful purchase price payable on exchange of contracts, Subject to a minimum fee of £1500+vat.
Where we actively search for properties on your behalf, should you go ahead and offer on one of these properties our commission would be 3%+vat of the agreed price and our retained client terms and conditions would apply a copy of which is available on request.
If you wish to suspend your monthly service charge you must let us know in writing, by letter or email, no later than two weeks prior to when the next payment is due. There is a £50+vat fee to re-activate your account.
*Please note: In regard to The Consumer Protection (Distance Selling) Regulations 2000 the Service will not commence until the end of the cooling off period of 7 days, during which time you may cancel your subscription in writing and request a full refund. If the consumer specifically requests immediate service then the Consumer Protection (Distance Selling) Regulations do not apply.
